Terms and Conditions
We have a strict ?No Smoking? policy.
We do not accommodate babies/children under any circumstances.
We do not accommodate pets - we have two spaniels of our own, which is quite enough!
Your room will be available from 4 p.m. on the day of arrival. If you wish to arrive earlier please notify us so that we are here to let you in.
If you plan to arrive after 9pm. please email or call us to arrange a late check-in.
We request that you vacate your room by 10 a.m. on the day of departure.
A deposit of 25% of your total booking tariff will be charged to your payment card.
Balance payments can be made by cash or credit/debit card
Should you need to cancel your reservation the following conditions apply:
Cancellation made 14 days or more in advance of arrival date = Full deposit refund
Cancellation made 14 days or less of arrival date = 50% of deposit refund
Cancellation made 48hrs or less of arrival date = No refund issued, full amount of booking due unless we are able to re- sell the room(s),
* Please note that there will be an administration charge or £10 per room on ALL cancelled bookings.
Non-arrival guests forfeit their deposit paid and the full amount of the booking will be due.
* It is always recommended that Travel Insurance is taken out to cover all eventualities.
Our Right To Cancellation
In the rare event we need to cancel your booking with us, please be aware that we cannot be held liable for circumstances beyond our control and that our liability to you is limited to the refund of any payment already made.
